For Texas senior homeowners, there has probably never been a better time to buy a new home. In fact, if you are considering down-sizing to a smaller home, you might be able to get rid of your mortgage and have money in your pocket!
But, you need to act now. Late last year, the Federal Government expanded its “First-Time Homebuyers Tax Credit” to allow existing homeowners who have owned a home for 5 consecutive years out of the past 8 years to qualify for the credit when they purchase a new home. The tax credit represents up to $6500 to those who qualify. However, to qualify, you must have your new home under contract by April 30, 2010, and you must close on it no later than June 30, 2010.
To receive the full tax credit, a homebuyer must have an adjusted gross income of less than $225,000 for married couples or $125,000 for single tax filers. The purchase price of the home also must be at least $65,000. The tax credit is reduced for those with higher incomes and those who purchase less expensive homes.
This is a wonderful opportunity for seniors. A homeowner with significant equity in their home may be able to downsize both their home and their mortgage payment—plus take advantage of the extended Federal tax credit.
The tax credit is more than a reduction in tax owed. Someone who owes no Federal income tax will receive a check for the entire credit.
The real estate market in Tyler also offers an unusual opportunity. Although the residential real estate market nationwide has taken a downturn, AOL Real Estate reports that the average Tyler home actually appreciated 2.4% in value in 2009. At the same time, Tyler offers some real estate “bargains” caused by people who must sell their home quickly for a variety of reasons. As a result, it is sometimes possible to both receive a market price for your home, and buy below market value.
